

TECHNICAL SPECIFICATIONS FOR EACH HALF-CHALET AND CHALET
Utilities
- Drinking Water : Underground connection to the municipal network, with a main meter in an external inspection chamber and individual meters in each half-chalet.
- Exterior Lighting : Surrounding areas will be illuminated at night, triggered by motion detectors with a timer.
- Rainwater : Roof and surface runoff collected and discharged through buried pipes.
- Television : Distribution via RJ45 data outlets (TV packages according to service provider, minimum free-to-air channels and cable channels).
- Electricity / Telephone : Connection via buried conduits to the EDF and Telecom networks.
- Sanitation : Connection to the municipal sewage system.

MASONRY
- Foundations built according to seismic standards (study by GP Structure in Sallanches)
- 30 cm raft foundation, followed by formwork and a 20 cm-thick concrete slab (load-bearing walls over 3 levels for each half-chalet).
WOODEN STRUCTURE – FACADES
Exterior Walls – Upper Floor and Attic
- Solid Jura fir post-and-beam structure, steamed and wire-brushed, with 145 mm spruce timber framing between posts
- 12 mm OSB 3 wood bracing panels
- Reclaimed wood cladding, installed horizontally and vertically, nailed on treated battens (nails hidden) with 100 mm exterior wood fiber insulation (e.g., Steico Therm F), weather barrier (Majcoat), and Siga Wigluv tape Interior insulation within the framing: 145 mm wood wool (Steico Flex)
- Total thermal insulation of exterior walls, R = 7
Ground Floor (Living Area and Garage)
- Integrated into each half-chalet, the garage has an interior area of 18 m², equipped with an electric overhead door (reclaimed wood finish) with remote control, 260 cm wide × 220 cm high.
- Wall insulation: 100 mm rock wool (GR 32) inside, 20 cm cast-in-place concrete, 60 mm exterior polystyrene, R = 5.35
- Floor insulation: throughout the entire surface (including the garage), with sprayed foam and underfloor heating
- Garage finishing: 12 mm OSB panels on walls and ceiling
- Floor: unfinished, central drain
Framework, Floor Joists, and Roof
- All framework and attic floor joists are made of solid fir, steamed and wire-brushed, with dimensions according to the structural study.
- Attic floor: brushed, steamed fir paneling (fully visible from the upper floor), 20 mm Fermacell boards installed over 40 mm acoustic insulation (Assour Chape 20) around the perimeter, embedded heating pipes, and 35 mm Thermio Max anhydrite screed.
- Roof covering: graphite gray steel panels with all accessories.
- Eaves boards: triple-laminated larch (22×270 mm) with underside of roof overhang in reclaimed wood cladding.


Roof insulation from the exterior (Sarking) with 105 mm rock wool (Sarking) and 140 mm Efitoit, vapor barrier (Sarvapo) and weather barrier (AdeMps membrane), for a total thermal resistance of R = 9Gutters and downpipes in zinc
Double-glazed windows in pine, average Uw = 1.30; tilt-and-turn windows, 4-20-4 mm + argon
Location: All windows and French doors. Exterior finish (frames) in reclaimed wood, overhangs in reclaimed wood with Adepli membrane underneath. Interior frames in steamed and wire-brushed fir.
Shading with larch shutters and black AGB hardware
Main entrance door: solid, 105×220 cm, with a fixed glazed section of 35×220 cm (mirrored effect from the outside), 5-point security lock (A2P* security rating)
Upper floor terrace partitions: 200 cm high privacy screens, made with triple-laminated reclaimed wood slats, installed horizontally.
Balcony railings in larch (top part slightly rounded).
Interior partitions: 70 mm Placostyl-type walls (or similar) with 60 mm cellulose insulation; moisture-resistant plasterboard used in bathrooms.
Wood-finished partitions: Steamed and wire-brushed fir paneling, location selectable, with 70 mm timber frame structure and the same acoustic insulation as plasterboard partitions.
Special attention: Double partition for Bathroom 1 adjacent to the garage.
Separating walls between units: 20 cm cast-in-place concrete over three levels for each side, with 60 mm rock wool (GR 32) and acoustic plasterboard (blue Placo) for optimal sound insulation.
Interior doors S1 Alpage in steamed fir, 73×205 cm or 83×205 cm. Finished with steamed and wire-brushed fir paneling frames.
Handles and rosettes in brushed aluminum or black finish
Locks for the WC
Floor Insulation & Coverings
- Insulation: 100 mm blown foam on the ground floor, 60 mm on the upper floor.
- Tiling: Selected from our partner Point P, Carrelage du Mont Blanc, or chosen by the client, up to €30/m² (including tax) for the entrance, utility room, WC, kitchen area, and bathrooms.
- Parquet Flooring: 15 mm solid oak, with baseboards made from steamed fir paneling for the three bedrooms, living area, and attic landing.
WALL AND CEILING COVERINGS
Faience: In all three bathrooms, all heights, all walls and in the toilets behind the wall-mounted toilet and around the washbasins.
Tiles: entrance hall, toilets, all three bathrooms and kitchen.
The plasterboard sections of the walls and partitions will be painted with washable satin paint.
STAIRS
- Masonry staircase finished with tiling, including risers, from the floor to the attic, made of ash wood without risers.
- Wooden handrail.
SANITARY INSTALLATIONS – PLUMBING
- Hot and cold water pipes will be in P.E.R. (cross-linked polyethylene) and recessed.
- Wastewater pipes will be in PVC and incorporated into technical shafts.
- The faucets will be built-in.
- A tap is planned on the side at the ground floor.
- For the 3 bathrooms:Wedi floor-level shower, tiled, with stainless steel Hansgrohe drain, overhead rain shower and handheld shower, chrome finish, fixed transparent 80 cm partition.Wall-hung toilet, 70x50 cm mirror with LED lighting, freestanding stoneware basin on a wooden countertop, chrome drain and siphon.
- For the basement toilet:Wall-hung toilet, natural stone basin, 1-door cabinet, faucet, mirror shelf.
- Special attention will be given to soundproofing: anti-noise pipe descents and additional insulation around the pipes.
- The kitchen sinks are not included to allow the buyer complete freedom in arranging the kitchen.
Other details
HEATING – HOT WATER PRODUCTION
- Heating is provided by a Mitsubishi Zubadan Silence 8 mono air-to-water heat pump, with distribution through low-temperature underfloor heating across the 3 habitable levels.
- Hot water is produced via a dedicated 300 L heat pump exchanger.
- Temperature regulation is ensured by a 3-zone kit with sensors on the underfloor heating manifold (according to the thermal study), and a wireless thermostat for each level.
- Towel warmers in all bathrooms (powered by the heat pump).
VENTILATION
- Controlled mechanical ventilation with single-flow hygro B ensuring individually controlled air renewal: extraction in humid rooms (kitchen, bathroom), dimensions and power according to thermal study.
ELECTRICAL EQUIPMENT
- The electrical installation will comply with the NF C15-100 standard and will be fully recessed.
- The electrical panel will be located in the boiler room.
- The detailed electrical specifications will be provided separately (recessed black ceiling spotlights, LED strip on the roof frame in the attic, facade and roof frame lighting, etc.).
- Single-flow mechanical ventilation (VMC), humidity-controlled type B.
OUTDOOR SPACES
GREEN SPACES
Backfilling around the building, shaping of the soil, and finishing with 0/20 gravel in front of the entrance and along the chalet.

MAILBOX
A black steel mailbox, compliant with postal regulations.

WOODEN TERRACE
Built on treated beams, placed on concrete pedestals, with a total surface area of 20 m²; smooth pine decking boards, brown-stained, with stainless steel screws.

Planting of shrubs and fir trees
(3 different species) between 1.80 m and 2 m in height, along the width of the land on the road side and continuing along Chalet B (east side), for a total of 40 linear meters.
